One Central Saigon price list October 2026
Indicative rates, estimated totals by unit type, the payment schedule and the status of the foreign-ownership quota — compiled by Happy Land.
One Central Saigon (formerly The Spirit of Saigon) is the Ritz-Carlton branded-residence complex on the Ben Thanh golden quadrangle in District 1 — one of the very few super-luxury addresses in Ho Chi Minh City. The project was officially relaunched in May 2026, and in July 2026 the Ho Chi Minh City Department of Construction confirmed 214 of its residences as eligible for off-plan sale. As at 30 September 2026 the developer has not yet published an official price list or sales policy — the figures below are indicative market data:
| Item | Indicative information (updated 30 Sep 2026) |
|---|---|
| Official price list | Not yet published by the developer |
| Rate per m² | ~VND 650 – 800 million/m² (≈ US$25,000 – 30,000/m²) (indicative) |
| Unit types | 1 – 3 bedrooms · approx. 49 – 200 m² |
| Total units | 214 Ritz-Carlton branded residences confirmed eligible for sale by the HCMC Department of Construction (Jul 2026); press coverage of the launch (May 2026) cited about 420 |
| Foreign quota | Capped at 30% per project — limited allocation |
| Expected handover | No official date yet — market estimate 2028 – 2029 (indicative) |
* Indicative figures at the time of update; subject to change with the developer's policy for each sales release.
Estimated total by unit type
Applying the indicative rate to each unit type gives a first budget estimate (the actual price depends on floor level, view and the discount policy in force):
| Unit type | Area (indicative) | Estimated total |
|---|---|---|
| 1 bedroom | ~49 – 70 m² | from approx. VND 32 billion (≈ US$1.2M) |
| 2 bedrooms | ~80 – 120 m² | from approx. VND 52 billion (≈ US$2.0M) |
| 3 bedrooms | ~130 – 200 m² | from approx. VND 85 billion (≈ US$3.3M) |
* Estimate = minimum area × lowest indicative rate. USD equivalents are approximate and for orientation only. Use for initial budgeting.
Why does One Central Saigon lead on price?
- The last prime plot in the District 1 core — four frontages on Pham Ngu Lao, Calmette, Le Thi Hong Gam and Pho Duc Chinh; facing Ben Thanh market, with a direct underground link to the central Metro station.
- The Ritz-Carlton brand — operating standards of Marriott International; branded residences worldwide are recorded to hold value 30–50% better than comparable conventional apartments.
- Exceptionally scarce supply — only a few hundred residences in the whole complex (214 confirmed eligible for sale), of which the foreign allocation is capped at 30%.
- A fully integrated complex — a five-star hotel, a luxury mall and Grade-A offices directly below, supporting rental value and liquidity.
Compared with riverside branded projects such as Grand Marina Saigon (Marriott & JW Marriott Residences, Ba Son), One Central Saigon is positioned higher thanks to its central-core location and the Ritz-Carlton name — the most prestigious brand in the Marriott ecosystem.
Indicative payment schedule
Following the usual practice for Masterise Homes projects, a buyer goes through these steps:
Step 1
Booking
Secures priority in the unit-selection order. The booking amount is refundable if no suitable unit is found.
Step 2
Deposit agreement
Locks in the unit, the price and the incentive policy applicable at the time of the release.
Step 3
SPA & instalments
Payments follow construction progress (typically 10–15% per instalment), with interest-support options from partner banks.
Expected 2028 – 2029 (indicative)
Handover & title
Residences handed over and operated to Ritz-Carlton standards; title certificate issued under the applicable regulations.
Frequently asked questions about price
Not yet. As at 30 September 2026 the developer has not published an official price list — its project page still shows the development as "coming soon". The unit-by-unit price list will be issued release by release together with the available inventory. Happy Land receives updates directly from the distribution channel — register below to get the original as soon as it is issued.
Headline rates normally exclude VAT and the 2% maintenance fee. When you receive the official price list, check the price structure carefully: pre-tax price, VAT, maintenance fee, and any incentives or discounts attached.
As at 30 September 2026 the developer has not announced an official sales policy or incentives. Some brokerage channels are taking refundable reservations for priority unit selection — this has not been confirmed by the developer. Happy Land will send the original sales policy as soon as it is issued.
Nobody can be certain about future prices. That said, there is virtually no new land left in the District 1 core, and branded residences rarely see primary-price cuts — developers tend to adjust through payment terms rather than by lowering the listed rate.
